Terms and conditions

Standard surcharges

There may be a standard charge for certain credit/debit card payment options. These charges will be will be specified at the point of booking.

Cancelation charges

Once you have signed and returned the assured shorthold tenancy agreement, you will be liable for costs throughout the duration of your contract unless we mutually agree to terminate the original contract. As per the tenancy agreement, opto living reserves the right to keep all monies received and seek to settle any outstanding payments. Please contact opto living at your earliest convenience if you wish to cancel your room.

TV license

If you have your own television in your room, you will be legally required to have a tv licence. Click here for more information.

Council tax

Students do not need to pay council tax. Your university can provide you with a council tax exemption form. A copy of this must be provided to your management team to ensure you do not incur any fines. If you leave higher education during your tenancy, you will need to pay council tax. Please contact the management team who will be able to assist you with setting up your payments.

Financial problems

Our team is here to help so if you find that your loan payment is late, or you are unable to pay the full amount, please contact your management team who will be able to offer you advice. The sooner you contact opto living, the more likely it is that we will be able to help.

Late charges

It’s your responsibility to ensure your rent is paid on time, please contact us in advance if your loan instalment is late or you do not think you can pay your rent in time. If we don’t receive your rent on the payment date it is due, then you will incur a charge of £25 plus vat. This will be added to your total bill.


Once you have signed and sent back the tenancy, you (or your guarantor) are responsible for payments. If no payments are received, legal action can be taken against you and your guarantor.

Failed payments

If your payment method fails you will need to make an alternative payment immediately. Contact us to rearrange your payment. It is your responsibility to keep track of payments to ensure you do not incur any late fees.
